It is our expectation that each employee will offer his/her services wherever and whenever necessary to ensure the success of our endeavors.Columbus Property Management, a member of Mission First Housing Group is seeking a Maintenance Technician for its Bordentown NJ Location. The Maintenance Technician is responsible for maintaining properties in safe, attractive and comfortable condition for all residents.Duties and Responsibilities:Maintain/repair properties per the completion of work orders in a safe, timely manner, following company policies and procedures at all times.Manage/complete work orders as assigned by Property Manager.Clean common area spaces according to schedule.Complete turnover of vacant units as assigned by Property Manager.Maintain system logs and follow preventative maintenance schedule.Ensure resident and/or company possessions are protected with tarps when completing work.Ensure all work areas are cleaned up thoroughly when work is completed.Observe the condition of units when completing work orders and check for water leaks and smoke detector operation. Also, make note of any unusual circumstances (i.e. the size and number of pets.) and report findings to Supervisor.Report all needed repairs to the Maintenance Supervisor.Leave notice of work done for residents who are not home when work is performed.Assist with the installation and maintenance of HVAC, plumbing, electrical systems and appliances.Install/assist with installation of sheet rock, tile, framing/hanging of doors, etc.Perform miscellaneous repairs as needed; e.g. hanging towel bars, installing locks, smoke detectors, clearing gutters and main spouts etc.Pick up trash on the property as needed.Keep sidewalks and steps free of ice, snow and tripping hazards at all times.Assist with other types of maintenance as needed.If applicable, responsible for fire certification process, PBA (Pennsylvania Builders Association) inspections, keys and locks, lock outs associated with evictions, and managing owned washer and dryers for entire portfolio if applicable.Responsible for treating residents in a respectful manner at all times. Enter units at residents convenience, when possible.Assist in maintaining inventory of equipment and supplies.Responsible for wearing assigned uniform and returning uniform to designated pick up area for cleaning.Responsible for condition of assigned mobile phone.Attend all meetings and instructional classes conducted or mandated by management.Follow company safety and emergency procedures at all times.On call for emergency duty when assigned.Participate in additional and/or special projects as required by management.Responsible for condition, upcoming inspections, registration and insurance card lapses for assigned maintenance vehicles/vans (notify Purchasing/Supply coordinator) when applicable.SkillsWorking knowledge of building systems including carpentry, roofing and appliances.Good safety habitsGood verbal communications and problem resolutions skills.Ability to interact with a wide variety of people.Licensed to drive a vehicle; access to an insured motor vehicle in good working condition that will be driven daily for the jobPossess own toolsAbility to be on-call after hours, including nights, weekend and holidays.Education and/or ExperienceAbility to read, write and do basic mathematicsHigh school diploma and one (1) year of full-time maintenance employment required.BenefitMedical insuranceDental insurance (Company Paid)403B (Company Paid)Life Insurance, Short and Long term disability (Company Paid)EOE M/F/D/V/SOJob Type: Full-timePay: 14.87 - 19.48 per hourSchedule:Day shiftMonday to FridayOn callEducation:High school or equivalent (Required)Experience:Facilities maintenance: 2 years (Required)License/Certification:Driver's License (Required)Work Location:One locationWork Remotely:Temporarily due to COVID-19
